I'm here in my office doing deals, but Paris would have been nice (the storms in Europe and then here in NY pretty much nixed that idea..)

As hard as it is to believe, the holidays are upon us. The stores are loaded with merchandise, the catalogues fill our mailboxes, plans for travel and family commitments occupy much of our time. I don’t know about you, but while this is all going on I try to maintain my normal day to day routines and try to do business as usual.

In the residential real estate business there really is no “slow time”. We do deals 12 months out of the year. I have actually heard of apartments being sold on Christmas day and New Years Eve.

Manhattan Vacancy Rates down, rents are up.

According to the latest rental market report for november (from Citi Habitats), the vacancy rate in the Manhattan rental market rate has come down slightly, and rents are up from a year ago, an indication that conditions may be improving. Year-over-year, the vacancy rate dipped slightly to 1.29 percent, from 1.87 percent in November 2009. The Soho-Tribeca neighborhood's vacancy rate clocked in at .63 percent, the lowest of all the areas tracked, beating the West Village, which had enjoyed a six-month reign as the neighborhood with the lowest vacancy, prior to this latest report.

The fact that November, usually a "slow" month in manhattan rentals, saw the vacancy drop and rents increase is a good sign that 2011 will be a strong year for real estate here in New york.

Mr. Smith goes to the Village

"Will Smith is here in New York (yet again..)! After his last time, renting an $80,000 a month Beekman townhouse while filming "I Am Legend", Mr. Smith decided that "downtown" was more his speed.In town to film Men in Black III, he passed up 54 Bond to rent the fourth-floor unit at neighbor 25 Bond Street (right by my office.. conveniently..!), a whopping 7,326 square feet, 5BRs, and 6.5BAs. The actual rent isn't available, but the apartment was once asking $55,000/month. (It was up for sale for $19.5 million.)
